02 · About the house

A family on the block,
not a holding company.

We've been leasing and developing along Broadway long enough to remember when the hardware store next door was the original hardware store. The buildings came to us honestly — bought one at a time, rehabbed one wall at a time.

LaScala Leasing manages the portfolio day to day. That means when a radiator knocks at 11 p.m. on a Tuesday, a real person in Newburgh hears about it — and usually fixes it the same week. Our focus is straightforward: keep the historic buildings standing, keep the rent fair, keep the relationships honest.

We work with tenants, small businesses, and landlords who want their property cared for the way we care for ours. Two keywords guide the work: developing and relations. We keep it that simple.

03 · How leasing works here

A straight line
from inquiry to keys.

Step 01 01

Tell us what you need

Call, email, or use the form. We'll tell you plainly what's open, what's coming up, and what the neighborhood's like.

Step 02 02

Tour in person

Most units can be seen same-week. We walk you through the building and meet the super. No lockbox nonsense.

Step 03 03

Application & references

Standard paperwork — ID, income, references. Commercial deals get a conversation about use and buildout.

Step 04 04

Sign & move in

Clean unit, working keys, contact list for anything that comes up. We stay reachable after the lease is signed.

05 · Tenant FAQ

Questions we
actually get.

How do I apply for a unit?

Call 845-562-5662 or use the form below. We'll send you the application — one page, plus a proof-of-income doc and two references. Most applications are decided within 3 business days.

What's the deposit and lease term?

Standard residential leases are 12 months with one month's security. Commercial terms are negotiated case-by-case, typically 3-to-5 year leases with options.

Are pets allowed?

In most residential buildings, yes — cats and small-to-medium dogs with a modest pet deposit. A few older buildings are pet-free. Ask when you call.

What's included in rent?

Varies by unit. Most apartments include water and hot water; tenants cover electric, gas where applicable, and internet. Commercial spaces are typically NNN.

How do I request maintenance?

Current tenants: call the office line 845-562-5662 during business hours. After hours, leave a message — genuine emergencies (no heat, no water, leaks) go directly to the super.

Do you work with housing vouchers?

Yes, in many of our residential buildings. Let us know up front — we handle the paperwork and inspection scheduling as part of the application.
